Balconies leak for a variety of reasons though building movement is the most common cause, it generally creates cracking in the wall/floor joints which allows water to enter the subfloor. If the membrane is damaged the water will make its way out of the subfloor through the first available opening which is usually through the ceiling or back into the building. Cracked grout and worn expansion joints can also allow water to enter the subfloor.
